Reduced Construction Time A timber frame can be made watertight in approximately two thirds of the time it would take to build in the traditional way. This allows internal fitting out to be commenced whilst the external brick skin is still being built. This can mean that the whole construction period can be reduced by approximately four weeks, thus saving money in financing costs, enabling earlier habitation and for the developer an earlier return on investment. On multi-unit sites, adverse weather can severely impact on the development programme, by using timber frame the units can be made weather-tight more quickly allowing internal trades to continue unhindered.

Design Flexibility Because timber frame homes are lighter in structure than traditionally built houses they can be used on sites with difficult ground conditions where weight is an important factor in deciding whether building can take place.

Thermal Efficiency Timber frame houses currently meet requirements of thermal efficiency as laid down by British building regulations and do so without the need for cavity insulation. Timber is a good natural insulator in itself and when used in conjunction with modern insulation materials produces homes that heat up more quickly, have better heat retention and reduce energy bills.

Reduced Maintenance Because the timber frame process is essentially "dry" construction, the drying out period in a new home is dramatically reduced. Stability in the drying out process reduces the risk of internal cracking during the first six months of occupancy and therefore reduces maintenance costs by avoiding return visits by the maintenance team.

Building Services Pipes, wires and cables can be more easily installed in timber frame houses avoiding the need to drill through masonry. This allows a neater finish to rooms and future services can be fitted with less disruption.

Economics Timber frame construction is no more expensive than traditional construction. If budget costings have been based on traditional building methods then switching to a timber frame will still meet the original budget costs.
